Rental Turnover Services in Walkersville, MD
A turnover is a deadline problem before it's a repair problem. The old tenant is out on the 31st, the new one wants keys on the 1st, and everything that has to happen in between is yours to coordinate. Walkersville is ten minutes north of Frederick, so the units rent fast — which is good news for the rent roll and bad news for the gap you have to work in.
What slows a turnover down is almost never the big thing. It's that the cleanout, the paint, the two repairs and the final clean are four different people with four different schedules, and each one is waiting on the one before.
What a turnover actually involves
Walk the unit first, with the move-out condition in front of you. That tells you what's wear and tear and what comes out of the deposit, and it's the only way to price the job honestly rather than by the hour.
Then, in order:
Empty it. Whatever the last tenant left behind — furniture, mattresses, a grill on the patio, bags in the basement, the contents of the storage closet. This is the step that holds everything else up, because you can't paint around a sofa. Cleanouts and hauling covers it on its own if the unit is otherwise fine.
Repair the list. Drywall patched where the furniture went in and came out, anchors and nail holes filled, doors rehung, closet doors back on their track, blinds replaced, a toilet reset, a leaking shutoff, a loose rail, locks rekeyed or swapped before new keys go out.
Paint what needs it. Touch-up where it will pass and full walls where it won't. A patched wall that was never painted is the thing a new tenant notices first.
Final clean. The unit handed over move-in ready.
Our part is the labor and the coordination of it — we don't manage properties, we turn units. One contact, one price, one ready date.
What we won't take on
Roof replacement, HVAC installation or repair, and anything that needs an electrician at the panel. Tree work. If something in the unit turns out to need one of those, we'll tell you straight away so you can get the right person in rather than lose a week finding out. If a job needs a permit, the property owner pulls it; turnover work rarely does.
What affects the quote
Size of the unit, and how much is left in it. A townhouse emptied clean by a tenant who cared is a different job from a two-bedroom where the garage and the basement are still full, even though both are "a turnover".
Then the repair list — the number of items, and whether any of them opens something up. Then the finish level: a rental held for the long term and a unit going back on the market next week get painted to different standards, and you should be the one choosing which.
Appliance disposal is worth flagging. Refrigerators, freezers, AC units and dehumidifiers carry an added fee on the quote because of the refrigerant. It's shown up front, not added at the end. Mattresses are $28 each.
Quotes are free, depend on the size of the job, and usually come back the same day. They're good for 30 days, which is long enough to sit between a notice to vacate and the actual move-out. There's a $100 minimum on any job. Payment by cash, check, card or any payment app.
How long it takes
A light turnover — cleanout, a short punch list, touch-up paint, final clean — is one to two days. A full turnover with real repairs and whole-room painting is closer to three to five. A unit that was lived in hard, or that has a basement and a garage to empty before anything starts, needs a week of runway.
The number that matters is your ready date, so give it to us when you ask for the price. If it doesn't fit, we'd rather say so before you promise it to somebody than after.
Weekend work is available, and phones are answered Monday to Friday, 9 to 5. You don't need to be at the unit — a lockbox or a code lock is enough, which is how most of this runs for owners who don't live nearby.
