Rental Turnover Services in Middletown, MD
A turnover is the one job in rental work where somebody else sets the date. The last tenant hands back keys, the new lease starts, and the cleanout, the repairs, the paint and the final clean all have to fit in a window you didn't choose.
Middletown makes that window a little tighter than it is in Frederick, for a reason that's unglamorous: everything has to be driven out. The county drop-off at 9031 Reichs Ford Road is about 13 miles from town, and a turnover produces several truckloads, not one.
What the problem looks like
The thing that blows a ready date is almost never the hard repair. It's sequencing and hauling.
A turnover is four jobs that each wait on the one before it. You can't paint around a sofa. You can't do a final clean over drywall dust. And every one of those steps produces something that has to leave the property — the furniture the last tenant abandoned, the carpet you pulled, the old vanity, the bags out of the basement.
Middletown's curbside rules won't carry that. Trash inside town limits is collected Wednesdays, and the town holds a couple of bulk pickup days a year — two in 2026, two items per household. A sofa, a mattress, a dresser and eight bags out of the garage is not a two-item curbside problem, and it won't wait until the next bulk date. Town schedules change; the Middletown page has the current ones.
What the fix involves
We walk the unit first, with the move-out condition report in front of us. That's the only honest way to separate wear and tear from damage that comes out of a deposit, and the only way to price the job as a job instead of by the hour.
Then, in order:
Empty it. Furniture, mattresses, whatever is in the garage and the basement. This step gates everything after it, so it goes first and finishes in one day where it can — and it leaves in our truck, not onto the curb. Move-out cleanouts in Middletown covers this on its own if the unit needs nothing else.
Repair the list. Drywall patched, anchor holes filled, a swollen door planed and rehung, closet doors back on the track, blinds replaced, a toilet reset, a weeping shutoff changed, a bath fan that doesn't move air, locks rekeyed before new keys go out.
Paint what needs it. Touch-up where it will pass and whole walls where it won't. A patch nobody painted is the first thing a new tenant notices.
Final clean. Handed over move-in ready.
Our part is the labor and the sequencing of it. We don't manage properties — we turn units. One contact, one price, one ready date.
What we won't take on
Roof replacement, HVAC installation or repair, and anything that belongs at the panel to a specialist electrician. No tree removal. If the unit needs one of those, you'll hear it the day we find it, so you can get the right person in rather than lose a week finding out. If a job needs a permit, the property owner pulls it; turnover work rarely does.
What affects the quote
Size of the unit and how much is still in it. A one-bedroom emptied clean by a careful tenant and a three-bedroom with a full basement are both "a turnover," and they aren't the same job.
Then the repair list: how many items, and whether any of them opens something up. On the older houses there's plaster rather than drywall in places, and we'd rather say that than quote it as drywall.
Then the finish level. A unit you'll hold for years and one going back on the market next week get painted to different standards, and that's your call.
Two disposal items move the number. Refrigerators, freezers, AC units and dehumidifiers carry an added fee for the refrigerant, shown on the quote rather than added at the end. Mattresses are $28 each.
Quotes are free, depend on the size of the job, and usually come back the same day. They're good for 30 days, which is long enough to sit between a notice to vacate and the actual move-out — so you can get a price before you know your exact dates. There's a $100 minimum on any job. Payment by cash, check, card or any payment app.
How long it takes
A light turnover — cleanout, short punch list, touch-up paint, final clean — is one to two days. Add real repairs and whole-room painting and it's three to five. A unit with a basement and a garage to empty first wants a week of runway.
Middletown is about 7 miles from 5738 Jefferson Pike, roughly 15 minutes over the valley roads. That's worth something specific on a turnover: when day three turns up one more item, coming back for it doesn't cost you a day. Tell us your ready date with the request, and if it doesn't fit we'd rather say so before you promise it to a tenant than after.
Weekend work is available, and phones are answered Monday to Friday, 9 to 5. You don't need to be at the unit — a lockbox or a code lock is enough. If you own here and live an hour away, you get told what we found, not only what we fixed, because what we found is what sets the next budget.
