Move-Out Cleanouts in Frederick, MD
Tenant left everything behind? Clearing out a parent's house? A garage or basement you can't walk through? A cleanout empties the space top to bottom so it is ready for repairs, showing, or sale. I do the carrying, hauling and sweeping, and you get a written price first.
All I can say is “WOW”! They did a demo project at our home. Excellent service: they arrived on time, were very respectful of us and our property, did an outstanding demo job (including clean-up and removal of debris afterward)…
Cleanouts I take on
A cleanout is junk removal at the scale of a whole room, floor or house. The common ones:
- Move-out cleanouts after a tenant leaves, including whatever was left in the yard
- Estate cleanouts, at your pace, with anything you want kept set aside first
- Garage cleanouts, down to the bare floor
- Basement and attic cleanouts, including the tight stair carries
- Interior tear-outs: old carpet, cabinets and paneling, when a space has to be stripped before work
- Whole-house cleanouts, room by room, finished with a broom sweep
Disposal and dump fees are in the written price. If the place also needs repairs, paint and a final clean before it shows, that can be quoted as one job: see rental turnover services.
How it works
-
Walk it or send photos
For a full house I usually want to see it in person. For a garage or a single room, photos and the address are often enough.
-
Mark what stays
Anything you want kept, donated or handed to family gets set aside or marked before the work starts. Everything else goes.
-
Clear, haul, sweep
I empty the space, haul it away, and leave it broom-clean. You pay when the job is done: cash, check, card or app.
What I won't take
Hazardous material: paint and solvents in liquid form, chemicals, fuel, asbestos, and medical waste. Old basements and garages turn these up often, so I flag them when I see them and leave them for proper disposal. If you think a space might have asbestos, such as old pipe wrap or some older floor tile, say so before the quote. That needs a specialist before anything gets torn out.
Towns I serve
I work in Frederick County only: Frederick, Urbana, New Market, Mount Airy, Brunswick, Jefferson, Adamstown, Middletown, Myersville, Walkersville, Woodsboro, Thurmont, Emmitsburg and every other town in the county. Staying close keeps scheduling simple, and there is no trip charge for a quote anywhere in the county.
Questions
How long does a house cleanout take?
It depends on how full the house is and how far the carries are. Tell me your deadline when you text, and the quote comes back in writing with the scope and a date, so you can plan the listing, the showing or the next tenant around it.
Do I have to sort everything first?
No. Set aside or mark what you want to keep, and I take the rest. If you are not sure about something, leave it in one room and decide later.
Can you do the repairs after the cleanout?
Yes. Cleanout, repairs, touch-up paint and a final clean can run as one job with one ready date. That is the rental turnover service.
What won't you haul?
Hazardous material: paint and solvents in liquid form, chemicals, fuel, asbestos, and medical waste. Almost everything else is fine, from furniture and appliances to yard debris and construction leftovers. If you are not sure about an item, ask when you send photos.
