You have a listing date, a showing on the calendar or a tenant moving in, and the house is not ready. I clear it out, tear out what has to go, work through the punch list and haul everything away. You get a free written quote first, usually the same day. $100 minimum for any job.

What I do before a listing or a new lease

  • Pre-listing cleanouts and junk removal: furniture, leftover belongings, garages, basements and sheds. See junk removal and move-out cleanouts.
  • Light demolition: old decks, sheds, fences and interior tear-outs like cabinets or carpet. See light demolition and deck removal.
  • Handyman punch lists: drywall patches, doors, trim, caulk and the small fixes a walk-through turns up. See handyman repairs.
  • Rental turnovers between tenants: clear-out, repairs and haul-away so the unit can be shown. See rental turnover services.
  • Exterior prep: pressure washing decks, siding and walkways before the listing photos.

Debris is loaded, hauled and disposed of in the same job, and dump fees are in the quoted price.

How working with me goes

  1. Text the address and a few photos

    Send them to 240-315-7030 with your deadline: the listing date, the first showing or the move-in day. For bigger jobs I can come look in person.

  2. Get a free written quote

    One price for the work described, in writing, usually back the same day. Forward it to your seller or owner for approval. The price you agree to is the price you pay.

  3. You don't have to meet me there

    I can work from a lockbox code or a key handoff, so nobody has to leave a showing to let me in. When the job is done I text before and after photos so you can see the result without driving back out.

I do the work myself. Hours are Mon–Fri 9 AM–5 PM, and the minimum for any job is $100.

Where I work

Frederick County only: Frederick, Urbana, New Market, Mount Airy, Brunswick, Jefferson, Middletown, Walkersville, Thurmont, Emmitsburg and the towns in between. There is no trip charge for a quote anywhere in the county.
