What I won't take on
I don't take full roof replacement, HVAC install or repair, electrical panel work, or tree removal, and I don't collect rent, screen tenants or manage leases. Hazardous material like asbestos goes to a specialist. I work Monday to Friday, 9 AM to 5 PM, by appointment; requests that come in after hours wait for the next business day.

Yes. Some landlords want a seasonal check on each property; others call when something breaks. Both work, and every job is quoted in writing first.
Can my tenants contact you directly?
If you want them to. Some owners prefer to pass requests through themselves. Either way, no work beyond the agreed price happens without your OK.
What happens if something breaks at night?
Requests that come in after hours wait for the next business day. For anything that can't wait, like a burst pipe, call a plumber directly, and I can follow up with the drywall and the cleanup.
Do you need to be the only person working on my rentals?
No. Use me for what I do well and keep your other trades. If an item needs one of them, I'll tell you rather than guess.
