Landlord Maintenance in Walkersville, MD

If you own a rental in Walkersville or the rest of the Glade Valley, the maintenance problem usually isn't any single repair. It's that nine small items have stacked up, none of them worth a trip by itself, and the property is now one tenant complaint away from being a project.

The other half of the problem is quieter: almost nothing from a maintenance visit can go to the curb here. Walkersville's trash rules are specific, and they're written for households, not for turnover work.

What the work looks like

This is labor on a list. We don't manage properties — you send the list, or we walk the property and build one, and it gets worked in one visit instead of being spread across six trips with six separate minimums.

What usually ends up on a Walkersville list:

  • Interior punch list. Drywall patched and painted, anchor and nail holes filled, a toilet reset, a leaking shutoff, a loose stair rail, closet doors back on the track, a bath fan that doesn't move air, a dryer vent packed with lint.
  • Doors, locks and windows. A swollen door planed and rehung, a deadbolt you have to lift to turn, locks rekeyed between tenants, screens re-splined, sticking windows freed.
  • Decks, steps and exterior wood. Soft boards cut out and replaced, railings tightened, steps rebuilt, a gate that drags. If the deck is past repairing it comes out whole and the debris leaves with us — deck removal if that's the whole job.
  • Gutters and runoff. Cleared, resecured where the spikes have pulled, splash blocks and downspout extensions put back so the water leaves the foundation alone.
  • Garages, basements and sheds. What the last tenant left, the appliance nobody moved, the paint cans on the shelf, the brush pile behind the shed. Shed removal when the shed itself is the problem.
  • Exterior washing. Siding, a deck, a walkway or a driveway that has gone green on the north side, before a listing or between tenants.

Why the hauling is the sticking point

Worth being plain about, because it's where a Walkersville list stalls.

Weekly trash is picked up Wednesdays by J&J Trash Service, capped at 45 pounds and 3½ feet per item, and furniture, appliances and mattresses don't go in regular trash at all. Yard waste goes out Thursdays, March 5 through December 10, 2026, with branches no longer than 4 feet and no thicker than 4 inches. The town runs two bulk trash days in 2026 — June 6 and November 7 — set out after the Wednesday pickup, and bulk day won't take construction or demolition debris, tires, or more than one mattress per household. There's also a recycling dumpster at Town Hall, 21 W. Frederick Street, on the 2nd and 4th Wednesdays.

Read that list as a landlord and the gap is obvious. A replaced vanity, a torn-out closet, two mattresses, a dead dehumidifier and the old deck boards are all outside it, and November 7 is the last bulk date of the year. The county drop-off at 9031 Reichs Ford Road is about 10 miles south, roughly 20 minutes each way — manageable once, a bad habit as a plan. We haul what we generate and what was already there, on the same visit. Junk removal is the same work booked on its own.

What we won't take on

Roof replacement, HVAC installation or repair, and anything that is an electrician's work at the panel. No tree removal — brush already on the ground is ours, standing trees are a tree service. If one of those turns up, you hear about it the day we find it so you can get the right person in, rather than finding out two weeks later. If a job needs a permit the property owner pulls it; routine maintenance items rarely do.

What affects the quote

The length of the list first. Items grouped into one visit cost less per item than items called in one at a time as they appear.

Then how deep each one goes once it's open. A soft deck board is a board; a soft board sitting on a joist that's also soft is a different job, and you should know which one you're buying before the first cut.

Then access. A narrow side gate, a fenced back yard with no vehicle access, or a basement with a turn in the stairs adds time to anything that has to come out.

Appliances are worth raising early. Refrigerators, freezers, AC units and dehumidifiers carry an added fee for the refrigerant, shown on the quote rather than added at the end. Mattresses are $28 each.

Quotes are free, depend on the size of the job, and usually come back the same day. They're good for 30 days. There's a $100 minimum on any job. Payment by cash, check, card or any payment app.

How long it takes

A seasonal visit — gutters, a few repairs, and hauling out what's piled up — is one day. A list nobody has worked in two years, or a property being brought back after a hard tenancy, runs two to three. Exterior wood is the one that can move on you, because you don't know what a board was hiding until it's off.

Tell us the date that matters — a tenant moving in, an inspection, the first freeze — when you ask for the price. Better to hear it doesn't fit before you promise it to somebody.

Walkersville is about 10 miles from 5738 Jefferson Pike, roughly 20 minutes around the east side of Frederick, and there's no trip charge for a quote.

Weekend work is available, and phones are answered Monday to Friday, 9 to 5. You don't need to be at the property — a lockbox or a code lock is enough. You get told what we found, not only what we fixed, because what we found is what sets next year's budget.
