A vacant unit costs money every day it sits, and the gap between "tenant handed back the keys" and "new tenant can move in" is almost never one job. It's a cleanout, then repairs, then paint, then a real clean — in that order, because doing them out of order means doing some of them twice.
The usual version looks like this. The tenant is out, and what's left is a half-full basement, scuffed walls, a closet door off its track, a screen with a hole in it, a toilet that runs all night and a stove that has to come away from the wall to be cleaned behind. None of that is a big job on its own. All of it together is two weeks if you're calling a different person for each piece and then waiting on each one of them to show up.
What a turnover covers
Whatever was left behind goes first. Furniture, mattresses, whatever is in the basement and the shed, the bags in the garage. Until that's out, nobody can see the walls well enough to know what the repair list actually is.
Then the punch list. Drywall patches and nail holes, doors that don't latch, cabinet hinges and drawer slides, towel bars and closet rods, blinds, screens, running toilets, leaking traps under sinks, switch and outlet covers, caulk around tubs and counters. The list is usually longer than the one you wrote down, because half of it only shows up once the furniture is gone.
Then paint — touch-up where touch-up is honest, whole walls where it isn't. Then the clean, last, so it stays clean and the unit is move-in ready.
What we don't do
Roof replacement, HVAC work, electrical panel work and tree removal are not services here. If a turnover turns up one of those, we'll tell you straight that it needs a specialist instead of taking a swing at it.
Worth saying plainly, because of the name: we don't manage properties. This is contracting and junk removal work. Leasing, screening, showings and rent collection stay with you or your agent.
What affects the quote
Size, mostly. A one-bedroom with a light cleanout is a different job from a three-bedroom where the basement is full. How much got left behind is the single biggest variable, and it's the one landlords consistently guess low on. After that it's the length of the repair list, and whether paint is touch-up or full walls.
Quotes are free and depend on the size of the job, usually same day. There's a $100 minimum on any job. Payment by cash, check, card or app.
If you can, send photos or walk the unit with us before the last of the tenant's things are gone. Quoting what's actually there beats quoting what you remember being there.
How long it takes
A light turnover — small cleanout, short punch list, touch-up paint — is often a day or two. A heavier one, where a unit has been lived in hard for several years, runs longer, and it's almost always the cleanout driving the schedule rather than the repairs. Give us the date your next tenant is scheduled to move in and the work gets sequenced backward from that.
If you're not local to the unit
A fair number of Brunswick rentals are owned by people who don't live around the corner from them, and turnovers are the point where that gets expensive — you're making decisions about a room you can't see. What works: a walkthrough over video, or photos of every room plus the basement, before anything is quoted. From there you get the repair list in writing, and we'll tell you which items actually have to happen before a new tenant moves in and which ones are fine to leave for later. Not everything on a punch list is urgent, and spending the vacancy on the non-urgent half is a common way to lose two weeks of rent.
Photos at the end as well, so you can see what was done without driving out. You don't need to be there if there's a lockbox or a keypad lock.
